Repairs this series usually needs
- No or low hot water to the dishmachine
- Thermal cut-out tripped
- Sanitation temperature not reached at high flow
- Scale reducing output
- Contactor or element problems
The SpecAdvantage and SafeAdvantage are Eemax’s three-phase tankless electric heaters, from 32 to 150 kW. The S suffix in the model, as in AP032208 S, marks a sanitation unit that ships set at 180F with a range of 100 to 180F. They use an LCD control. Its model is stamped on the data plate.
A tankless heater has no tank to hold hot water, so it works only while water flows. When a dishmachine gets weak hot water, we look at the thermal cut-out, the contactors and the elements. Flow above the rated gallons per minute keeps a sanitation unit from reaching 180F. Scale in water also cuts output.
These heaters run on three-phase power, so switch them off at the breaker before anyone looks. Do not reset a cut-out yourself. The price comes to you in writing first.

What does the S in the model mean?
It marks a sanitation model, shipped set at 180F for dishmachine rinse. The data plate shows the full model, such as AP032208 S, and we use it to match parts.
Why does my dishmachine not get 180F?
Flow above the heater's rated gallons per minute, a tripped thermal cut-out or scaled elements are common causes. Cut power at the breaker and call us.
Can I reset the thermal cut-out?
Please do not. A cut-out trips for a reason, and the heater runs on three-phase power. Cut power at its breaker, then call us to have it tested.
