The three-phase triple-module heaters are Eemax tankless electric heaters built from several modules, from 18 to 54 kW. The S models, such as the EX180T2T S and the EX180T3 S, are sanitation heaters set at 180F for dishmachine rinse. The data plate shows the exact model.
With several modules, one weak module can leave the output short. When hot water falls off, we check the thermal cut-out, the contactors and each element, and the flow against the heater’s rating. Scale in water reduces output over time, and replacement thermal cut-out parts exist for the sanitation range.
These heaters run on three-phase power, so switch them off at the breaker before anyone looks. Do not reset a cut-out yourself. The cost is given first, and the repair labor has a 30-day guarantee.

Flow above the rated gallons per minute, a tripped cut-out or scaled elements are common. Power it down at the breaker and call us. Switch it off at the breaker first.
