Commercial Dryer Repair in Miami, Los Angeles, Houston, New York and San Diego
Commercial dryers have to move heat and air to be safe and efficient. We repair gas and electric dryers for hotels, gyms, clinics and laundries and explain the cause before parts are ordered.
Which dryers do you have?
Pick the maker on the data plate: each page lists its problems, codes and model series. Not on the list? Call us; we repair other makers too.
Common dryers problems we fix
In plain words, the way kitchen and laundry staff describe them when they call.
Clothes staying damp after a full cycle
Dryer taking far longer than before
Burner not lighting or cycling off
Lint building up around the door
Drum squealing or thumping
Hot smell or tripped breaker
Commercial dryers include stacked and single dryers, tumble dryers for hotels and gyms, coin-operated models and large on-premise dryers, in gas or electric versions. A dryer has a drum, a motor, a belt or drive, a burner or heating element, a blower, sensors, an exhaust duct and controls.
What drives the wear
Lint is the biggest wear factor, since it blocks airflow and overheats the machine. Humid air makes a dryer work harder, and hot laundry rooms strain wiring and sensors. Belts, rollers and bearings wear with steady use, and outages or surges can damage controls.
We check airflow and the exhaust duct first, then the burner or element, the sensors and limit controls, the blower, the belt and drum rollers, and the controls. A slow or damp result has several possible causes, and what you see cannot name one, so we test before recommending parts.
Repair or replace, and what to have ready
If the drum, frame and blower are sound, a repair is usually worthwhile. If the drum is rusted through or parts are hard to find, we explain the options. Note the model label or data plate before calling us.
If you smell gas, leave the building and call your gas utility from outside. Please do not bypass limit controls, and call a licensed plumber for any new gas line.
Dryers codes by maker
The same characters mean different things on different makers and controls, so pick yours first.

Lint in the exhaust duct, a weak burner or element, a failing sensor or a worn belt can cause it. The damp load alone does not tell us which, so we check airflow and heat before recommending a repair.
Is lint a fire risk?
Yes. Lint in the dryer and exhaust is a known fire hazard. Stop the dryer if it smells hot or burnt, and call us. Follow your fire-safety plan and have the exhaust cleaned.
Can you repair an older dryer?
Yes. Many dryers last for decades. We check the burner or element, sensors, belt, drum and exhaust, give a written price before work, and say honestly when replacement is the better choice.
